Hardwood installation

The warmth of real wood, without the guesswork.

From domestic white oak to wide-plank European imports, we install raw, site-finished and pre-finished hardwood, all sustainably sourced and most of it direct from the mills we trust.

One crew handles the whole job: subfloor prep, acclimation, installation, stain and finish. The floor you fell for in our showroom is the floor you get.

Kitchens, living rooms, stairs and whole-home remodels. We move the furniture, level the subfloor and lay stain samples on your own floor, so you see the color in your light before a single coat goes down.

Why hardwood

A floor that gets better with age.

  • Healthier indoor air

Wood doesn’t trap dust and allergens like carpet, and every floor is sealed with GREENGUARD-certified, low-VOC finishes.

  • Naturally sustainable

Hardwood is a renewable resource that keeps storing carbon for the life of the floor, and it can be recycled when it’s done.

  • Easy to live with

A protective finish shrugs off spills, and scratches can be spot-repaired or refinished instead of replacing the whole floor.

  • Adds lasting value

Hardwood never goes out of style. Change the color with a refinish as tastes change, and see it pay off when you sell.

Patterns

Pick a pattern. We’ll handle the precision.

Every layout is cut and fitted on site by our own installers. See full-size samples of each in the showroom.

Light wide-plank hardwood across an open-plan kitchen and living room
Dark herringbone hardwood running down a white-panelled hallway
Oak chevron floor running the length of a white kitchen
Versailles parquet panels in a foyer with a round table
Reclaimed mixed-width hardwood in a long room with a balcony

Long, wide boards with fewer seams make a room feel bigger and calmer. Our most requested look, especially in white oak.

We measure on site, check the subfloor and moisture, and send a clear, itemized quote.

  3. 03

Great overall experience with 5280 Floors. Special thanks to Chris, Scott, Eli, John, and Alan for taking great care of everything and installing the flooring beautifully. I really appreciated the daily updates, and they finished the job faster than I expected. The whole process was stress-free, and the showroom team was knowledgeable and helpful. They even offered to come back and correct anything they might have missed which is huge for a company to offer that especially something like floors

Outstanding experience with 5280 Floors! From start to finish, their team was professional, knowledgeable, and incredibly easy to work with. We had a horrible experience with another flooring company that basically destroyed our floors to the point of needing complete redo. From the moment we met with Scott for the estimate, we knew we were working with a knowledgeable and professional company. He put our fears to rest and gave a complete outlook for what to expect. They helped us choose the perfect flooring for our space, communicated clearly throughout the process, and delivered exactly what they promised—and on time! The installation crew was punctual, detail-oriented, and left everything spotless. The quality of workmanship truly shows, and the finished floors look and feel fantastic. If you’re looking for reliable service, honest guidance, and beautiful results, I highly recommend 5280 Floors. We couldn’t be happier!

We finished a project with Scott and 5280. The quality of the experience was top notch. From the initial consultation and workup through the whole process we were very happy. They have been excellent to work with including some mid-construction disruptions which they handled with grace and kept excellent communication throughout. I am especially impressed with how they handle the relationship at the end of the project, happy to drop by anytime to make sure everything comes out perfectly.

5280 Floors did an incredible job on our hardwoods! We had them refinished and they look like brand new. Ivan was fantastic-his work was flawless, and he even finished earlier than expected. Scott was great, keeping everything on track and making sure the project ran smoothly from start to finish. We couldn’t be happier and would highly recommend 5280 Floors to anyone!

5280 refinished my floors. They look fabulous. Although the original floors in my 1913 house did not come with hardwood floors, I had them installed in 1999. The refinish brings me back to “last century” quality after many years of Great Danes trotting around. The workers cleaned up the floors, closed off the rooms which were not included and returned my house in just a few days, well on schedule. If you need floor work, I’d recommend them highly.

FAQs

Hardwood questions, answered.

Still have a question? Our team is happy to help.

(303) 625-3835
How long does hardwood installation take?

Most installs take 2–5 days, depending on the size of the space, the condition of the subfloor and the product. Site-finished floors need a little longer so each coat of stain and finish can cure.

Does hardwood need to acclimate before it’s installed?

Yes. We deliver the wood 7–14 days ahead so it can adjust to your space’s temperature and humidity. Skipping this step is the most common cause of gaps and cupping later on.

How should I prepare for installation?
  • Clear the room. Move furniture out of the install area, or ask us. We offer furniture moving.
  • Keep the climate steady. Aim for 60–80°F and 35–50% humidity before and during the job.
  • Leave the subfloor to us. We check it, then clean and level it as part of the install.
Can hardwood be installed over concrete?

Yes. Over a slab we use a moisture barrier, or an engineered hardwood made to be glued down or floated. We’ll test the slab’s moisture first and recommend the right approach.

Is hardwood a good choice for kitchens and bathrooms?

Hardwood does well in kitchens with sensible care. Bathrooms with a shower are tougher on wood, but we carry a hardwood from Mafi that’s made for wet areas, and luxury vinyl is a great alternative there.

Should I choose pre-finished or site-finished hardwood?
  • Pre-finished: the finish is applied at the factory, so installation is faster and the surface is very durable.
  • Site-finished: sanded and finished in place, so you can choose any stain and get a seamless, flat surface.
What’s the difference between solid and engineered hardwood?

Solid hardwood is wood all the way through. Engineered hardwood has a real-wood top layer over a plywood or HDF core, so it handles moisture better (think basements and slabs) and costs less.

Lifespan50+ years with proper care20–30 years
CostHigher upfront costMore budget-friendly
How much does hardwood flooring cost?

Plan on roughly $12–$25+ per square foot for materials and installation, depending on species, width and finish. We’ll give you an itemized quote after measuring your space.

How do I take care of new hardwood floors?
  • Sweep or vacuum regularly.
  • Damp-mop with a hardwood-safe cleaner, never a soaking-wet mop.
  • Put felt pads under chairs and furniture.
  • Book a professional deep clean to lift grime out of the grain.
  • Recoat at the first signs of wear, usually every 5–7 years.
